Staging
Staged homes sell at a 17% higher purchase price than houses not staged. Depending on the condition of the home I will determine how much staging would be advised. This can be simply moving around and de-cluttering what is already in the house under my advisement or direction, or bringing in professional stagers.

Professional photographs
The highest quality pictures are taken by a professional photographer to ensure your property looks the absolute best, taken at both daytime and twilight.

Property Website
A custom property website will be created (e.g.1234MainStreet. com) including a professionally written in depth description, map, photos, video and/or virtual tour and social media options.

Professional Video
The property will receive a professional video, set to music or voice over description and contact information that will be available to prospective buyers, Dependent on the type of property a 3D tour may be created so prospective buyers to navigate virtually through the home.

Listing booklet
Custom designed full color folded brochure will be created showcasing your property for open houses and prospective buyers to take with them and/or sent to potential buyers in the city.

MLS
The property will be advertised in the MLS magazine with a full page advertisement, designed professionally by our marketing team.

Written Description
A detailed and professionally written description of the property with photographs and a link to the custom website will appear in the Greater Los Angeles Multiple Listing Service.

Real Estate Websites
Your property will be featured extensively on the internet, through a key word -rich domain name for the widest possible online exposure, including themls.com, zillow.com, trulia.com, redfin.com, etc and several hundred more. Your property will be prominently featured on Coldwell Banker website ColdwellBanker.com, as well as Camoves.com and FleckRealEstate.com which are heavily advertised in both print and media outlets, and combined receives thousands of visitors per month.

International Websites
Coldwell Banker will list and advertise your property in the top real estate websites in over 60 countries, with the advertisements translated in the native languages. The property will be listed on Caimeiiu (Asian MLS) and will be translated to Mandarin.

Press Release
If your home has a history, an interesting story of ownership, built by a named architect, or a unique quality, if appropriate I am able to co-ordinate a press release that will be distributed to both online and print magazines and newspapers locally and nationwide.

Social Media
Ad’s featuring your property placed to specific target audiences on Facebook. Promotions on Instagram and Facebook accounts on both Coldwell Banker and Fleck Real Estate and Caroline Fleck sites. All images of the property will also be featured on Pinterest cross promoting through all social media websites. Reaching out to well known Bloggers and Real Estate blogging sites with the property information.

YouTube
Video uploaded to “YouTube” with the property website and information, tagged with key words that are vital to Google searches worldwide.

Email Blasts
Professionally designed and custom E-mail blast with photos and a link to the property website will be sent to more than 8000 agents in greater Los Angeles as well as my international database. Announcing the home for sale and then again for open houses.

Print Advertising
LA Times. An ad will be placed in the Los Angeles Times real estate weekend section, The View- a full page color ad placed in this exclusive supplemental magazine provided in the LA Times Sunday edition. Distributed to local areas. This insert will go out to no less than 10,000 subscribers in relevant zip codes. When available, we will place your property along with other prestigious listings in magazines for example Luxe, Los Angeles Confidential, Angeleno, The Hollywood Reporter, and others.

Open House Flyers
Professionally designed flyers distributed to neighbors promoting and inviting them to the open house.

Open Houses
Multiple open houses for the public will be held on Sundays and an Open House for the entire brokerage community will be held on Tuesday. Or Friday. Refreshments will be offered to the brokers. Advertising of the open houses will be in the form of direct mailers to neighbors and database, MLS caravan book, LA Time’s and email blasts.

Color Mailer
Custom designed color mailer sent to area residents and database advertising the new listing.

Personal Contacts
I will personally email my international database as well as all West side and Valley Brokerages specific to the listing. Combined with the email blast, this ensures the listing is not missed by any agents who represent relevant potential buyers.

Office Meetings
The property will be presented to all Coldwell Banker associates during office meetings. Coldwell Banker BH is the highest producing offices in LA

I personally do 100% of showings and open houses
I will Email you update after every showing and/or open house. Weekly check in calls to keep you up to date on any market changes, review pricing, feedback on showings.
